Fastighetsbyrån: Increased interest from Swedish buyers as Spain’s housing market cools

Demand for housing in Spain has declined since the summer, and a majority of estate agents expect prices to remain unchanged for the rest of the year. At the same time, interest from Swedish homebuyers is increasing.

This is shown by Fastighetsbyrån’s latest Estate Agent Panel, in which 25 agents on the Costa del Sol, Costa Blanca, Mallorca and Gran Canaria participated.

Demand from Swedish buyers rose to 3.44 on a six-point scale, compared with 3.3 in July and 3.08 in October last year.

When asked who the housing market is most favourable to, the average fell to 6.72 on a scale where zero represents a buyers’ market and ten a sellers’ market. This compares with 7.22 in July and 7.63 in October last year, showing that sellers’ advantage has diminished.

At the same time, 68 percent of the agents expect housing prices to remain unchanged for the rest of 2026. The proportion expecting prices to rise and fall amounts to 16 percent in each case.

According to Fastighetsbyrån, the number of housing transactions has declined and price increases have slowed after several years of a strong market. The lower level of competition is considered beneficial to Swedish buyers.
